Q.  There has been some concern expressed from builders about the role Australand will be playing in terms of competing built form product.

A.  Australand is partnering Landcom in the 1,300 lot Stage 1 of the more than 3,000 lot Second Ponds Creek project.  Early in 2007, both Stage 1 and Landcom's own Stage 2, will commence sales.  Australand will be building a maximum of 30% of housing in Stage 1 and will not be building in Stage 2. Australand's housing will be limited to smaller lots and will generally be spec'ed.  Australand has indicated that it has no intention of entering into the contract home market at Seconod Ponds Creek.
